What Homeowners Often Ask About ADUs

Do I need a large lot to qualify for an ADU?
Most Maricopa County cities allow ADUs on lots 6,000 sq ft and larger. On a 7–8,000 sq ft lot, you’ll typically have comfortable room for a detached unit. We’ll assess your property during a free consultation.

How long does the full build take?
Typically 4–7 months from contract to certificate of occupancy, including permitting. Surprise, Peoria, and Phoenix are generally efficient — and we know the local permitting process well.
Do you handle all the permits?
Completely. Fortress manages drawings, city submittals, all inspections, and the final certificate of occupancy. You don’t have to deal with city offices at all.
Can I use it as a rental — short or long term?
In most Phoenix-area cities, yes. ADU rental rules vary by municipality, but many of our clients use their ADU to offset their mortgage or generate passive income. We’ll help point you toward the right resources.
What’s included in the starting price?
Standard finishes, foundation, framing, roofing, electrical, plumbing, HVAC, and complete interior finish-out are included. Upgrades, site prep, and utility connections are scoped and quoted clearly before you sign anything.
Can I customize the design to match my home?
Absolutely. The three plans are a starting point. We can adjust layouts, add covered patios, change exterior finishes, and tailor the architecture to complement your existing home.
